Continuation of CALENDAR NO. 22-2002

The application of Austin Patterson Disston Architects, LLC on behalf of Mark and Margaret Maybell filed on March 27, 2002 for an interpretation of Section 339f that a segment of the northeast property line is a rear property line requiring a 40 foot setback in lieu of front property line requiring a 90 foot setback; variations of Section 406 of the Darien Zoning Regulations to allow the construction of two-story additions to the detached garage, two-story additions and alterations to the existing residence, and installation of HVAC equipment. Section 406: 19.6 in lieu of 90.0 minimum required front yard setback and 16.4 in lieu of 25.0 feet minimum required side yard setback for the garage additions; 23.6 in lieu of 40.0 feet minimum required rear yard setback for the additions and alterations to the residence; and 30.0 in lieu of 40.0 feet minimum required rear yard setback for the HVAC equipment. The property is situated on the south side of Tokeneke Trail approximately 1500 feet west of the intersection of Tokeneke Trail and Runkenhage Road and is shown on Tax Assessor's Map #69 as Lot #38, being 23 Tokeneke Trail and located in an R-1 (residential) Zone.


CALENDAR NO. 28-2002

The application of Lampert, Williams and Toohey on behalf of Munson Properties, LLC filed on March 27, 2002 for an interpretation of Section 385 and, if necessary a variation of Section 406 of the Darien Zoning Regulations to allow construction of a dwelling. Section 406: 12, 264 in lieu of 14,520 square feet minimum lot size and 71.2 in lieu of 80.0 feet required lot width. The property is situated on the northwest side of Boston Post Road approximately 350 feet south of the intersection of Boston Post Road and Renshaw Road and is shown on Tax Assessor's Map #41 as Lot #11, being 1693 Boston Post Road and located in an R-1/3 (residential) Zone.


CALENDAR NO. 29-2002

The application of Neil Hauck, A.I.A. on behalf of Colin and Heather Pech filed on March 27, 2002 for a variation of Section 406 of the Darien Zoning Regulations to allow construction of two bay windows and a two story addition to the existing dwelling. Section 406: 22.1 in lieu of 40.0 feet minimum required front yard setback and 47.1 in lieu of 65.0 feet minimum required front yard setback as measured from the centerline of Circle Road; and 27.1 in lieu of 40.0 feet minimum required front yard setback and 52.1 in lieu of 65.0 feet minimum required front yard setback as measured from the centerline of Old King's Highway North for the bay windows; and 25.1 in lieu of 40.0 feet minimum required front yard setback and 50.1 in lieu of 65.0 feet required minimum setback requirement as measured from the centerline of Circle Road for the addition. CALENDAR NO. 34-2002

The application of Stephen Milman for property of Stephen and Evelyn Milman filed on April 17, 2002 for variations of Section 406; and a Coastal Site Plan Review under Section 813 of the Darien Zoning Regulations of the Darien Zoning Regulations to allow construction of a one-story vestibule addition. Section 406: 32.6 in lieu of 90.0 feet minimum front yard setback; and Section 813: a determination that the proposed structure is in accordance with the purposes of "The Coastal Management Act". The property is situated on the southwest side of Pratt Island approximately 600 feet south of the intersection of Nearwater Lane and Baywater Drive and is shown on Tax Assessor's Map #55 as Lot #110, being 5 Pratt Island and located in an R-1 (residential) Zone.


CALENDAR NO. 35-2002

The application of Gus Costaldo on behalf of 10 Sylvan Road, LLC filed on April 17, 2002 for variations of Section 406 of the Darien Zoning Regulations to allow construction of one and two story additions to the existing residence. Section 406: 30.3 in lieu of 40.0 feet minimum required front yard setback; and 9.7 in lieu of 25.0 feet minimum required side yard setback. The property is situated on the south side of Sylvan Road approximately 500 feet east of the intersection of Sylvan Road and Brookside Road and is shown on Tax Assessor's Map #11 as Lot #25, being 10 Sylvan Road and located in an R-1 (residential) Zone.


CALENDAR NO. 36-2002

The application of Jayne and Robert Bowtell filed on April 17, 2002 for a variation of Section 406 of the Darien Zoning Regulations to allow construction of one and one-half story additions to the existing dwelling. Section 406: 15.2 in lieu of 25.0 feet minimum required side yard setback. The property is situated on the west side of Cedar Gate Road approximately 150 feet south of the intersection of Wildrose Lane and Cedar Gate Road and is shown on Tax Assessor's Map #64 as Lot #74, being 39 Cedar Gate Road and located in an R-1 (residential) Zone.


CALENDAR NO. 37-2002

The application of Gleason and Hill, LLC on behalf of Kim Fairey Lewis filed on April 17, 2002 for variations of Section 406 of the Darien Zoning Regulations to allow construction of one and two story additions to the existing dwelling. Section 406: 3.7 in lieu of 10.0 feet minimum required south side yard setback; 8.0 in lieu of 10.0 feet minimum required north side yard setback; and 11.7 in lieu of 25.0 feet minimum required total of two side yard setbacks. The property is situated on the east side of Fitch Avenue approximately 180 feet north of the intersection of Fitch Avenue and Park Place and is shown on Tax Assessor's Map #41 as Lot #80, being 46 Fitch Avenue and located in an R-1/3 (residential) Zone.


CALENDAR NO. 38-2002

The application of Environmental Design Associates, P.C. on behalf of Edward I. Brodkin filed on April 17, 2002 for variations of Sections 360-362 of the Darien Zoning Regulations to allow the construction of 170 linear feet of 6' stone wall/fence and two, 3' x 3' stone pillars at 6' 5" high. Section 362: 6.0 in lieu of 4.0 feet maximum wall/fence height; and 6.5 in lieu of 6.0 feet maximum wall/fence height for the stone pillars. CALENDAR NO. 39-2002

The application of Nancy Levinson on behalf of Peter Grant filed on March 27, 2002 for a variation of Section 923 of the Darien Zoning Regulations to allow installation of an identification ground sign. The application of Tim McCormick requesting an interpretation, and if necessary variations of Section 380 - Nonconforming Buildings and Uses and Section 620 - uses permitted in the DB-2 Zone, to allow the TLC Pets of Darien (retail sales and dog grooming) to occupy first floor space at 547 - 549 Boston Post Road, formerly occupied by a hair salon.
